New Client Eligibility Requirements

Like all law firms, our firm cannot represent every potential client.

For example, we may already represent a client of adverse interest to the potential client. Or, there may be an apparent conflict, or other business reasons why we must decline the representation of a new client.

Representation of Buyers and Sellers of a Condominium Unit

We do represent both purchasers and sellers of residential condominium units where the contract price is $300,000 or more. Our fee is generally 1% of the contract price (up to a maximum of $10,000 for apartments exceeding $1,000,000) payable half at the inception of the representation and the balance payable at closing. Under specific circumstances, our fee may be more or less than the 1%, and we will be clear with the client about the legal fees before the representation begins.

 Representation of Condominium Unit Owners

Our fees for representation of an individual owner on a transaction (other than a sale) depend upon the time we spend on the matter. Contact us to arrange an in-person consultation.

 Representation of Condominium Boards

We represent Boards as consulting attorneys, or to handle a given transaction or problem. In this case, we charge on the basis of hours expended.

For a project of defined scope, we will work for a flat fee.

Where the Board expects ongoing work each month for the foreseeable future we generally work on a "retainer basis". This means that we agree to a fixed monthly retainer fee for all work of a described type. The monthly amount is examined periodically to be sure it is fair compensation to our law firm and within the Board's budget for legal affairs. We will be most pleased to meet with your Board's representative to design a program which meets your needs.

     Our office is located in a high security building.  As a result, no visitors, even those with a scheduled appointment, are permitted above the lobby level without independent confirmation of the appointment by the building security staff and review of identity credentials.  Accordingly, unscheduled consultations are not available.
